Send it to clients
The Share tab has your branded link for this calculator, with buttons to copy, text or email it. Clients can run it there on their own.
Reading the results
The calculator takes the median price per square foot of the sales and multiplies it by the home's square feet. That market value, times the assessment ratio, is the proposed assessed value.
If the sales support the current assessment, it says so and shows no savings. Otherwise you see savings per year and over the years you chose, plus tax now and tax if the appeal wins.
Estimates to check
Savings aren't guaranteed; the assessor or board decides. Use sales the assessor would accept as comparable.
What the PDF has
The assessment, a table of the sales with price per square foot, and the result if the appeal wins.
On your branded page
Clients can run this calculator on your branded page, techybroker.com/b/{handle}, under Selling. To download the PDF they give a name and an email or phone. That adds them to your clients, and their runs and downloads show in Activity.
Questions
Why does it say the sales support the assessment?
The market value from the sales, after the assessment ratio, isn't lower than the current assessed value. An appeal likely won't lower it.
What are mills?
Some areas quote tax rates in mills, dollars per $1,000 of value. Switch Tax rate as to Mills and the number converts.
Does it use the home from my client?
If you open it from a client's property, the square feet fill in. Everything else you enter.
