Privacy Policy
Version 1.0 | Last Updated: November 4, 2026 | Effective Date: November 4, 2026
Summary. Techy Broker sells software and leads to real estate agents. We collect what agents give us to run their accounts, and what their clients and website visitors enter on agents' pages. We also buy consumer and property data from third parties and sell it to agents as leads. If you are in our lead data and want out, email service@techybroker.com and we will remove you and stop delivering your information. We do not use advertising trackers, and we do not sell agents' account information or their client lists.
This Privacy Policy explains how Techy Broker LLC, an Illinois limited liability company (“Techy Broker,” “we,” “us” or “our”), collects, uses, shares and protects personal information through techybroker.com, the Techy Broker platform and related services (the “Services”). Capitalized terms not defined here have the meanings given in our Website Terms of Use and Subscription Agreement at techybroker.com/terms.
1.Who This Policy Covers
1.1Subscribers. Real estate agents, brokers and teams who create an account, subscribe or use the dashboard and tools (“Subscribers”). For Subscriber account information, Techy Broker decides how the information is used.
1.2People in Lead Data. Consumers and property owners whose information is included in the Lead Products we provide to Subscribers. Most of these people have no direct relationship with Techy Broker. Section 4 explains where this data comes from and Section 11 explains how to opt out.
1.3Agents' Clients and Visitors. People whose information a Subscriber stores in the Services (for example, clients, contacts and transaction parties), and people who use a Subscriber's branded pages, open house check-in forms or client portals. For this information, Techy Broker processes data on behalf of the Subscriber, and the Subscriber decides how it is used. Requests about it are best sent to the agent, and we will help the agent respond.
2.Information We Collect
2.1Account and Profile. Your name, email address, password (stored by our authentication provider, not by us), sign-in method, and the professional profile you choose to add: brokerage name, title, phone, license number and state, MLS, headshot, brokerage logo, managing broker, office address, brand color, and your public link handle.
2.2Billing. Plan, subscription status, invoices and the last digits and type of your payment card. Payments are processed by Stripe; we do not receive or store full card numbers.
2.3Content You Create or Upload. Clients and their properties, contacts, notes, photos, videos, PDFs and forms, listing details, inspection reports, walkthrough checklists, drafts, generated reports, captions, scripts and voiceovers, open house details, and other Subscriber Content.
2.4Information From Agents' Pages. When someone uses a Subscriber's branded page, we record what they view, calculate and download, tied to a random browser session ID, and anything they enter, such as a name, email and phone on a download form. Open house check-in forms collect name, email, phone, whether the visitor already has an agent, their interest and an optional note. Client portal visitors may post comments. This information is shown to the Subscriber whose page it is.
2.5Lead Data From Third Parties. See Section 4.
2.6Device and Usage Information. Basic technical information needed to run and secure the Services, such as IP address, browser type, pages requested, timestamps and error logs, and records of how you use features (for example, which tools you open and when). We do not use third-party advertising or cross-site tracking tools.
2.7Connected Accounts. If you connect a Google account or another third-party service, we receive the information you authorize. Our use of information received from Google APIs follows the Google API Services User Data Policy, including its Limited Use requirements, as described in Section 13.5 of our Terms.
3.How We Use Information
3.1To Provide the Services. Create and secure accounts; put your brand on reports, graphics and videos; store and organize your clients, properties and files; deliver leads; host your branded pages, check-in forms and portals; and provide support.
3.2Billing and Account Communications. Process payments, send receipts, renewal and cancellation notices, security alerts and service messages.
3.3Leads. Select, deduplicate and deliver Lead Products to Subscribers, and maintain records needed to honor opt-outs and avoid delivering the same person repeatedly.
3.4Improve and Protect the Services. Fix problems, prevent fraud and abuse, enforce our Terms, and create de-identified or aggregated data that does not identify you, as described in Section 12.3 of our Terms.
3.5Legal Obligations. Comply with law, legal process and regulatory requests, and establish or defend legal claims.
4.Lead Data: Where It Comes From and Who Gets It
4.1Sources. Lead Products are built from data we license from third-party data providers, including consumer data companies and providers of county property, deed and mortgage records. These sources compile information from public records and from other commercial sources.
4.2What a Lead Contains. A lead typically includes a person's name, email address and mailing address, the property address, and attributes inferred by the data source, such as homeownership, estimated home equity, estimated net worth or income range, age range, whether a property appears vacant or owner-occupied, and topics the person appears to be researching (for example, selling a home or refinancing). We do not include phone numbers in Lead Products.
4.3Who Receives It. We sell Lead Products to Subscribers, who are real estate professionals, for their marketing. A lead is a data product, not a request for contact: being in our lead data does not mean a person asked to hear from an agent or agreed to be contacted. Subscribers are responsible for contacting people lawfully, including honoring opt-outs and do-not-contact rules.
4.4Accuracy. Lead data comes from third parties and may be incomplete or out of date. If information about you is wrong, you may ask us to correct or delete it under Section 11.
5.AI Features
5.1How They Work. Some tools use artificial intelligence to edit photos, write captions and listing copy, find fields on forms, read inspection reports and produce voiceovers. To do this, the content you submit (for example, a photo, a PDF or your notes) is sent to our AI provider, currently Google, for processing, and the result is returned to you.
5.2Training. As our Terms explain, we may use Subscriber Content to operate and improve Techy Broker's own features. We do not permit third-party AI providers to train their general-purpose models on your nonpublic Subscriber Content without your authorization, and we do not use Google User Data from connected accounts to train any AI model.
6.How We Share Information
6.1Service Providers. We share information with companies that help us run the Services, under contracts that limit their use of it: Google (Firebase authentication, database and file storage; Gemini AI processing; Maps and Street View for addresses; reCAPTCHA for abuse prevention; web fonts), Vercel (website hosting), Stripe (payments), Remotion (in-browser video rendering, which reports each render with the page's domain and the device's IP address but not the video's content), and our lead data providers (to build lead audiences for the zip codes and filters a Subscriber selects).
6.2Subscribers. Information from a Subscriber's branded pages, check-in forms and portals is shared with that Subscriber. Lead Products are shared with the Subscribers who order them. Opt-outs and suppression records may be shared among Subscribers so they can be honored across the platform.
6.3Public Information. Your public link page and the brand details on it (name, photo, brokerage, contact details and similar information you choose to display) are visible to anyone with the link, and appear on reports and graphics you share.
6.4Legal and Safety. We may disclose information if required by law or legal process, or to protect the rights, property or safety of Techy Broker, our users or others.
6.5Business Transfers. If Techy Broker is involved in a merger, acquisition, financing or sale of assets, information may be transferred as part of that transaction, subject to this Policy.
6.6With Your Direction. We share information when you ask us to, for example when you send a report to a client or connect another service.
7.Sale and Sharing of Personal Information
7.1Lead Data Is Sold. Selling Lead Products to Subscribers is a “sale” of personal information under California and other state privacy laws. In the past 12 months we sold the categories described in Section 4.2 (identifiers, property and commercial information, and inferences) to real estate professionals.
7.2What We Do Not Sell. We do not sell Subscribers' account information, and we do not sell Subscribers' client information or contact lists as a standalone data product.
7.3No Targeted Advertising. We do not share personal information for cross-context behavioral advertising, and we do not use advertising cookies or pixels.
7.4How to Opt Out. Anyone may opt out of the sale of their personal information by emailing service@techybroker.com with the subject “Do Not Sell,” as described in Section 11.
8.Cookies and Similar Technologies
8.1Strictly Necessary Only. We use browser storage that the Services need to work: keeping you signed in, saving drafts on your device, remembering a branded-page visitor's session so their activity can be shown to the agent, and preventing abuse. We do not use advertising or analytics cookies.
8.2Third-Party Components. Some features load resources from our providers, such as Google reCAPTCHA, Google Fonts and Remotion's renderer, which receive standard technical information like IP address and browser type. You can clear browser storage at any time; some features will stop working until you sign in again.
9.Data Retention
9.1Account Data. We keep Subscriber accounts and Subscriber Content while the account is open, and for a reasonable period afterward for backup, billing, legal and dispute purposes, unless you ask us to delete it sooner.
9.2Lead and Delivery Records. We keep records of which leads were delivered to whom as long as needed to prevent repeat delivery, resolve disputes and meet legal obligations.
9.3Opt-Out Records. When someone opts out, we keep the minimum information needed to make sure we do not include them in lead data again.
9.4Deletion Requests. When you ask us to delete your account, we delete the information in our database and the files you stored, except what we must keep for legal, tax, fraud-prevention or dispute reasons. Deletion is handled by our team and is not instant.
10.Security
10.1Safeguards. We use measures we believe are reasonable for the Services, including encryption in transit, access controls that limit each account to its own data, restricted administrative access for personnel who need it, and authentication handled by an established provider. Client portals can be protected with a password, in which case their contents are encrypted with that password.
10.2No Guarantee. No system is completely secure. We will notify you of a security incident where the law requires.
11.Your Choices and Privacy Rights
11.1Opt Out of Lead Data. If you are in our lead data and do not want to be, email service@techybroker.com with the subject “Do Not Sell” or “Remove Me” and include your name and mailing address (and email address, if you want it removed too). We will stop including you in future lead deliveries and will delete or suppress your information. We cannot recall copies already delivered to Subscribers, but we will share the opt-out with them where we can.
11.2State Privacy Rights. Depending on where you live, including California, Colorado, Connecticut, Virginia, Utah, Texas, Oregon and other states with comprehensive privacy laws, you may have the right to: know what personal information we have about you and how we got it; get a copy of it; correct it; delete it; opt out of its sale or sharing; and opt out of profiling in furtherance of decisions with legal or similarly significant effects. We do not use personal information for such decisions.
11.3How to Make a Request. Email service@techybroker.com with the subject “Privacy Request,” or write to Techy Broker LLC, 1238 Glencoe Ave, Highland Park, IL 60035, Attention: Privacy. Tell us what you are asking for and how to reach you. Subscribers can also update most of their profile in the dashboard.
11.4Verification and Authorized Agents. We will verify your request by matching information you provide to what we hold, and may ask for more if needed. You may use an authorized agent; we may ask for proof of their authority and confirm the request with you directly.
11.5Timing and Appeals. We respond within 45 days, which the law may let us extend once. If we deny your request, we will explain why, and you may appeal by replying to our decision. If your appeal is denied, you may contact your state attorney general.
11.6No Discrimination. We will not deny service, charge different prices or provide a lower quality of service because you exercised a privacy right.
11.7Agents' Clients and Visitors. If an agent stores your information or you used an agent's page or check-in form, please contact that agent. If you cannot reach them, contact us and we will forward your request.
11.8Marketing Emails. You can unsubscribe from Techy Broker marketing emails at any time using the link in the email. Account and billing messages will continue while you have an account.
12.Children
12.1Not for Children. The Services are for real estate professionals and are not directed to anyone under 18. We do not knowingly collect personal information from children. If you believe a child has given us information, contact us and we will delete it.
13.Changes to This Policy
13.1Updates. We may update this Policy. We will post the new version here with a new “Last Updated” date and, for material changes, give notice through the Services or by email before they take effect.
