Reading the results
The top number is the estimated monthly payment, with total interest over the term. The ring splits it into principal and interest, tax, insurance, PMI and HOA.
Below are the loan balance curve, the payment if the rate moves half a point either way, and a year-by-year table. With extra payments, a table shows the new payoff date, time saved and interest saved.
What the PDF has
The loan, the monthly payment breakdown, the rate table, points and extra payments when used, balances after 5 and 10 years, and a full amortization table with every year.
Estimates to check
Taxes and insurance are estimates; the loan servicer sets the actual escrow. The tax is a percent of price, so use your local rate.
On your branded page
Clients can run this calculator on your branded page, techybroker.com/b/{handle}, under Buying. To download the PDF they give a name and an email or phone. That adds them to your clients, and their runs and downloads show in Activity.
Questions
When does PMI apply?
When the down payment is under 20%. It uses the PMI rate you enter, as a yearly percent of the loan.
Why does the screen show only every fifth year?
To keep it short on long loans. The PDF has every year.
Can I get back to numbers I ran before?
Yes, if you downloaded the PDF. Open the Results tab and pick the run; the calculator fills back in with the same inputs.
