Reading the results
The top number is the monthly set-aside: ten years of routine upkeep plus expected replacements, divided by 120 months. The table lists what's coming up by year with a cost range and the budget used.
Assumptions
Routine upkeep averages a percent of value and a cost per square foot, both rising with the home's age, then adjusts for type and climate. Replacements use typical lifespans, shorter in a harsh climate.
All figures are in today's dollars. Costs vary by market and finish level; get quotes before relying on a number.
What the PDF has

Questions
Why is a condo so much lower?
It assumes the HOA covers the exterior and roof, so the owner carries a smaller share of upkeep.
What does the budget column use?
