Set the rules
Pick your state, your MLS, the property type and where the words go: public remarks, private remarks, ad copy or a social post.

Paste the description
Paste the text. The counter shows the length against your MLS's limit when there is one.

Check it
Click Check it. Phrase checks show up right away. Then an AI review adds what they missed. You can leave or close the page; it saves to Results.

Fix the flags
Flagged phrases are highlighted in the text. Each flag says why and suggests a fix.

Use the rewrite
Read the clean version, then click Use it or Copy.
What it looks for
Each flag is marked high, medium or low.
- Fair housing: words about families, religion, race, disability and the like
- Unsupported claims: best, guaranteed, never floods
- MLS rules: phone numbers, emails, links, contact or showing details in public remarks

What if the rewrite is too long?
It tells you it's still over the limit. Trim it before you paste it into the MLS.
