The Share tab has your branded link for this calculator, with buttons to copy, text or email it. Clients can run it there on their own.
Reading the results
The top number is the projected profit or loss. Below are total cost, cash invested, ROI on cash, annualized ROI, profit margin, the max offer by the rule, and the max offer that still hits your target profit.
Assumptions
The loan is interest only for the hold. Cash invested is everything paid before the sale minus the loan. Resale price and rehab costs are estimates.
What the PDF has
Every cost line with a total and the returns.
On your branded page
Clients can run this calculator on your branded page, techybroker.com/b/{handle}, under Investing. To download the PDF they give a name and an email or phone. That adds them to your clients, and their runs and downloads show in Activity.
Questions
How is the 70% rule offer worked out?
ARV times the rule percent, minus the rehab with contingency.
What's the difference between the two max offers?
The rule offer is a quick screen. The target-profit offer uses every cost you entered to find the price that leaves your target profit.
